HARRISBURG, PA – July 15, 2026 – The housing market across Cumberland, Dauphin, and Perry counties strengthened in June 2026, with closed sales and home prices both climbing region-wide even as new pending sales cooled slightly from May's pace. Active inventory continued to build across the region, offering buyers more choices heading into the second half of summer, while days on market lengthened modestly compared to a year ago.
Across the GHAR coverage area, closed sales totaled 678 in June 2026, up 8.7% from a year ago, and the median sold price reached $329,950, a 9.3% increase from June 2025. Active listings climbed 17.4% year-over-year, giving buyers more inventory to choose from.
- Cumberland County posted the region's strongest new pending sales activity, up 5.5% year-over-year, while closed sales rose 15.9%. The median sold price reached $369,995, a 9.5% increase from June 2025, and active listings held at 499, in line with the county's five-year June average.
- Dauphin County recorded the largest gain in active inventory among the three counties, with listings climbing 32.0% year-over-year to 532 — a multi-year high for the county. Closed sales held nearly steady, down just 0.7% from June 2025, while the median sold price rose 5.6% to $290,500.
- Perry County stood out with the largest year-over-year gains in both median sold price and closed sales, with prices up 11.0% to $309,000 and closed sales up 27.8%. New pending sales and new listings both declined from a year ago, reflecting the more limited supply typical of the county's smaller market.
" June's data reflects a region that stayed active on both sides of the table — sellers saw strong prices, and buyers saw more inventory than they have in years,” says 2026 GHAR president Tracee Carter. “Every county tells a slightly different story this month, but they all point to the same thing: our region continues to be a place where people want to buy and sell homes.”
