Greater Harrisburg Housing Market Moves Toward Balance at the End of 2025

HARRISBURG, PA – January 12, 2026 – The Greater Harrisburg housing market closed 2025 
in a period of continued adjustment, as rising inventory and steady sales activity signaled a shift 
toward more balanced conditions. December home prices remained strong across much of the 
region, while slightly longer marketing times reflected a market moving at a healthier, more 
sustainable pace. These trends point to a stable outlook as the region enters 2026. 
“It’s common to see market activity slow during the winter months, with fewer listings and slightly 
longer marketing times,” said 2026 GHAR President Tracee Carter. “For buyers, that slower pace 
can make the process more manageable and allow them to make thoughtful decisions in their 
homeownership journey.”
Cumberland County
• New Listings: 144 (up 0.7% from December 2024)
• Active Listings: 431 (up from 394 in December 2024)
• Closed Sales: 269 (up 2.3% from December 2024)
• Median Sold Price: $329,900 (up 6.4% from December 2024)
• Pending Sales: 179 (up 11.9% from December 2024)
• Average Days on Market: 35 (up from 30 in December 2024)
Dauphin County
• New Listings: 189 (down 16% from December 2024)
• Active Listings: 452 (up from 376 in December 2024)
• Closed Sales: 270 (up 5.1% from December 2024)
• Median Sold Price: $240,000 (up 5.8% from December 2024)
• Pending Sales: 196 (down 12.9% from December 2024)
• Average Days on Market: 34 (up from 27 in December 2024)
Perry County
• New Listings: 25 (up 4.2% from December 2024)
• Active Listings: 72 (up from 52 in December 2024)
• Closed Sales: 34 (down 20.9% from December 2024)
• Median Sold Price: $237,500 (down 6.9% from December 2024)
• Pending Sales: 30 (up 25% from December 2024)
• Average Days on Market: 32 (up from 25 in December 2024)
