Greater Harrisburg Housing Market Offers Buyers More Time as Prices Continue to Rise

Enola, PA – September 15, 2026 – Home prices in the greater Harrisbug region were higher in August than a year ago, even as homes took noticeably longer to sell and buyers had more options to choose  from. 

According to data from Bright MLS, the median sold price across the Greater Harrisburg Association of REALTORS® (GHAR) service area, which covers Cumberland, Dauphin, and Perry counties, was $310,000 in August, up 3.2% compared to August 2025.

Closed sales rose too, with 580 homes selling across the region in August, up 5.6% from a year ago. Homes spent an average of 29 days on the market, 42% longer than the five-year August average of 20 days, pointing to a market moving at a markedly slower pace than recent years.

“Home values across Greater Harrisburg kept climbing in August, and buyers had more listings to consider than they have in some time,” said Tracee Carter, 2026 President of the Greater Harrisburg Association of REALTORS®. “Closed sales were up region-wide too, a solid sign of continued demand heading into the fall market.”

At the end of August, there were 1,213 active homes for sale across the region, up 3.1% from July. New pending sales dipped slightly to 614 for the month, while all pending contracts, including those carried  over from July, totaled 864.

Cumberland County led the region in volume, with closed sales up 1.5% year over year to 274 and a median sold price of $361,630, up 7.9%. Dauphin County saw closed sales rise 3.3% to 250 while its median price held nearly flat at $278,700. Perry County posted the region's sharpest growth, with closed sales up 33.3% and the median price climbing 17.3% to $299,000.
