HARRISBURG, PA – December 10, 2025 – The Greater Harrisburg region saw a stable housing market in November, with closed sales increasing across Cumberland, Dauphin, and Perry counties and prices continuing to trend upward in much of the region. Market activity showed a mix of movement as the season cooled. Cumberland and Dauphin saw fewer new listings but still posted higher sales totals, while Perry County recorded significant growth in both new listings and closed sales. Days on market varied by county, but overall, the region continued to show healthy buyer demand heading into the end of the year.
“Across Cumberland, Dauphin, and Perry Counties, we continue to see steady buyer demand paired with a more balanced level of inventory as we move toward the end of the year,” says 2025 GHAR President Jimmy Koury. “While activity naturally cools heading into winter, sales remain strong compared to last year and homes are still moving at a healthy pace when priced correctly. This market is giving buyers a bit more breathing room while still rewarding sellers who are realistic and prepared. I expect a large uptick in activity as we enter 2026.”
Cumberland County
• New Listings: 232 (down 7.9% from November 2024)
• Active Listings: 493 (up from 13.9% in November 2024)
• Closed Sales: 246 (up 2.5% from November 2024)
• Median Sold Price: $335,000 (up 6.6% from November 2024)
• Pending Sales: 250 (down 7.1% from November 2024)
• Average Days on Market: 11 (up 22.2% from November 2024)
Dauphin County
• New Listings: 215 (down 9.7% from November 2024)
• Active Listings: 484 (up 25.4% in November 2024)
• Closed Sales: 287 (up 8.9% from November 2024)
• Median Sold Price: $261,950 (up 4.8% from November 2024)
• Pending Sales: 252 (down 5.3% from November 2024)
• Average Days on Market: 11(down 26.7% in November 2024)
Perry County
• New Listings: 32 (up 28% from November 2024)
• Active Listings: 79 (up from 31.7% in November 2024)
• Closed Sales: 28 (up 55.6% from November 2024)
• Median Sold Price: $214,000 (down 9.9% from November 2024)
• Pending Sales: 36 (up 20% from November 2024)
• Average Days on Market: 13 (down 23.5% in November 2024)
